Land Use Management

The Lake George Association is setting the pace for the protection and responsible use of Lake George…

With development and redevelopment pressure in the Lake George Basin at an all time high, it is important to promote environmentally sound land use practices. This is the focus of the Lake George Association’s Land Use Management Program. LGA activities are targeted to ensure that the proper balance is struck between lake conservation and development within the Lake George Basin. The Land Use Management program focuses on preventing problems, such as erosion, over-development and visual degradation -- before they happen.  Problems are much more expensive to fix than to prevent.

Land Use Development Monitoring

It is important to get involved early in analyzing and evaluating development in the watershed. The Land Use Management Coordinator and Land Use Committee members serve as liaisons with government agencies on commercial and private development. These individuals, using local and state law and natural resource management principles as their tools, strive for balance between lake conservation and development in the watershed by:

  •  Working as a partner with government agencies on commercial and private development

  •  Evaluating and commenting on numerous development projects to local government bodies

  •    Meeting with developers, private citizens and businesses as they embark on development projects

  •  Analyzing and commenting on regulations, ordinances and codes that affect land use in the watershed.

The proactive approach of the program helps to prevent problems before they happen.

Watching the Watershed...

The Land Use Management Program monitors development activities in the following municipalities within the watershed:

  •  Town of Bolton

  •  Town of Dresden

  •  Town of Fort Ann

  •  Town of Hague

  •  Town of Lake George

  •  Village of Lake George

  •  Town of Putnam

  •  Town of Queensbury

  •  Town of Ticonderoga

Examining Project Applications and Processes...

In general, the Land Use Management Program examines the following project application types and processes of the following agencies and local government bodies:

  •  Adirondack Park Agency - Major Project Applications and Regulation Amendments

  •  Lake George Park Commission - Project Review Applications

  •  New York State Department of Environmental Conservation - Projects and Regulation Amendments

  •  Planning Boards - Subdivision and Site Plan Review Applications and Comprehensive Plan Revisions and Updates

  •  Town Boards - Code Amendments and Initiatives affecting land use and water quality

  •  United States Army Corps of Engineers - Permit Applications

  •  Zoning Boards of Appeals - Variances and Appeals

Legal Action

Legal action to protect Lake George is sometimes needed. Issues that have sparked the LGA to take legal action in the past include overuse of the shoreline, density of buildings and visual impacts from the lake.

Land Use Committee

This committee is a group of local volunteer members that assist and advise the Land Use Management Coordinator on development issues and projects. Committee members help to guide the activities, policies and positions of the Land Use Management Program. Furthermore, they play a key role in monitoring the local government meetings and development applications.

On The Horizon...

In the coming year, the Land Use Management Program is initiating new projects and will be expanding the existing program.  Plans for the coming year include:

  •  Developing a land use development chapter for inclusion in “Our Lake Book”.

  •  Expand the citizen involvement network by recruiting a number of representatives from each town and village to attend pertinent town, planning and zoning board meetings

  •  Organize more members and citizens on key projects affecting Lake George by encouraging letter writing and getting more individuals to attend crucial meetings

Legal Action Program

This initiative was started in 1986 for the purpose of meeting LGA needs for expert legal assistance on complex development issues. The program allows the LGA to take legal action regarding land use decisions by government bodies on major development projects. This program enhances LGA’s ability to combat forces threatening the unique qualities and natural beauty of Lake George and its environs. The Legal Action Program relies heavily on donations from citizens. Without donations the program would not exist.

Lake George Watershed Conference:

The LGA has been an active participant in this comprehensive strategy to protect Lake George. This project builds upon a previous plan established in 1987 called The Plan for the Future of Lake George Park. State officials, local politicians and various organizations are working together to secure the lake’s water quality and resources deep into this century. The LGA serves on a majority of the subcommittees for this effort. A big push of this project is to get public input and involvement, so, be on the lookout for ways that the public can become involved in this effort!
